How much does it cost to get started?

Nothing upfront. We don't charge a flat fee to walk through your property or start the process. We only get paid when your items sell.

How do you get paid?

We take a 35% commission on what sells during the sale — you keep 65%. If nothing sells, we don't make money either, so we're motivated to price and market things right.

What happens if items don't sell during the sale?

Once the sale period ends, anything left becomes ours to handle — we'll resell it, donate it, or dispose of it. You're not stuck with leftovers, and there's no extra charge for hauling or cleanout after the sale.

What if the whole sale is a bust and almost nothing sells?

That risk is on us, not you. Since there's no upfront fee, a slow sale costs you nothing out of pocket. We do a walkthrough beforehand specifically to catch estates that aren't going to move, so we can set expectations up front.

How long does a sale take?

The sale itself runs 1–2 days, held Sunday through Tuesday. We use the other days that week to sort, price, and stage everything so it's ready to go.

Do I need to be there during the sale?

No. We handle sorting, staging, pricing, advertising, and running the sale itself. You don't need to sort, price, haul, or clean anything.

How do you price items?

We research comparable sold listings and recent auction results to price each item fairly — high enough to get you real value, low enough to actually sell during the sale window. Higher-value or specialty items (antiques, jewelry, collectibles) get individual research or appraisal rather than a guess.

What can't be sold?

Anything requiring a permit or license we don't hold can't go through the sale — this includes firearms and ammunition (requires an FFL), prescription medications, hazardous materials (propane tanks, chemicals, fireworks), and alcohol. We'll flag these during the walkthrough so you know how to handle them separately.

What areas do you serve?

We serve the Kansas City Metro area, based out of the Northland.

When and how do I get paid after the sale?

You're paid within 10 business days of the sale ending.
